AKO Inspired Living CIC acts as a housing provider, supplying accommodation only to local authorities, partner agencies and commissioned support providers.

Our housing offer is clearly separated from support and care delivery, ensuring regulatory clarity, safeguarding assurance and compliance with housing and funding requirements.

Our Role as a Housing Provider

AKO’s role is strictly limited to the provision and management of accommodation.

We:

  • Provide safe, compliant housing
  • Act as landlord or head-lease holder
  • Manage properties to an agreed standard
  • Maintain clear contractual boundaries

We do not deliver care, support or supervision as part of our housing function.

Accommodation is provided independently of support provision.

Types of Accommodation We Provide

AKO supplies accommodation suitable for housing-led pathways, including:

Accommodation is allocated through commissioned pathways or agreed referral arrangements.

  • Rooms within shared accommodation
  • Self-contained units (where available)
  • Temporary and emergency accommodation
  • Stabilisation and step-down housing
  • Move-on accommodation for care leavers and vulnerable adults

Housing Delivery Models

AKO operates through structured, lawful housing models, including:

Head-Lease Arrangements

  • AKO leases properties from landlords or investors
  • AKO sub-licenses accommodation to partner agencies or councils
  • AKO retains responsibility for property compliance and management

Managed Housing

  • Properties owned by partners or investors
  • AKO provides housing management and compliance oversight
  • Clear separation between ownership, housing management and support

Temporary & Pathway Housing

  • Short-term accommodation to support stabilisation and move-on
  • Used within agreed pathways and funding arrangements

Our Responsibilities as Housing Provider

  • AKO is responsible for:
  • Gas safety, electrical safety and fire safety compliance
  • HHSRS standards and property condition
  • Repairs, maintenance and void turnaround
  • Health & safety management
  • Housing management and tenancy enforcement
  • Liaison with landlords, investors and commissioners
  • All properties are managed in line with housing legislation and best practice.

What We Do Not Provide

AKO does not provide the following within its housing provision:

These services, where required, are delivered by separately commissioned providers under independent agreements.

  • Personal or intimate care
  • Medication administration
  • Supervision framed as care
  • Behavioural management or restraint
  • Secure or restrictive accommodation

Separation of Housing and Support

AKO does not provide the following within its housing provision:

These boundaries are intentional and actively maintained

  • Housing agreements are accommodation-only
  • Support is commissioned and delivered by third parties
  • Invoicing and contracts are kept separate
  • Roles and responsibilities are clearly definedh
  • Secure or restrictive accommodation

Who Our Housing Is For

AKO housing is designed for individuals who:

  • Do not require regulated care
  • Can live independently with appropriate support
  • Are supported through housing-led or community pathways

  • Care-experienced young people (18–25)
  • Vulnerable adults, Older Persons (18 and above)
  • Individuals at risk of homelessness

How Housing Is Accessed

Accommodation is accessed through:

AKO does not provide ad-hoc or unfunded placements.

  • Local authority commissioning
  • Agency or provider referrals
  • Agreed housing pathway arrangements
